      • The Sanctuary (woodland clearing with a deck over the Kaaterskill Creek)

    • Capacity + core features (lights, tables, bathrooms) in tight bullets

    • Support for ceremony-site selection, vendor guidance, and general coordination

    • 48-hour setup window (drop-off + decorate)

    • Guest Count

      • Includes up to 100 day guests

      • Up to 250 guests possible

      • $20 per guest beyond 100

      Overnight Guests

      • On-site lodging sleeps 10 (Farmhouse + Pond House)

      • Additional overnight guests: $20 per person, per night (limits apply)

      Fees

      • Security deposit: $2,000 (refundable within four weeks if property is left in good condition)

      • Garbage removal: $200

      Weather Planning

      • Tents: outside vendors only; couples arrange as needed

      • Bonfire after the wedding: $300 (weather permitting; reschedule or refund)

      • Rental chuppah / arch: $150 (wood or birch)

      • Aluminum bar canoe + antique tub on stand: $200

      • Camping (Pond House area only): $40 per tent

      • Groom’s Den (The Cabana): $350 for 48h (no overnight sleeping)

    • Outside vendors only

    • Recommended for large groups / weather backup

    • Pet fee: $30 per pet

    • Pets must be leashed around animals; off-leash only on trails/by the creek with active supervision

    • No pets left unattended unless crated indoors

    • Owners responsible for cleanup and damages

    • Two nights in the Farmhouse + two nights in the Pond House

    • Sleeps up to 10 on-site

    • Additional overnight guests: $20 per person, per night (limits apply)
